The popular 1031 exchange and depreciation are just two of the big tax breaks that investors can use to their advantage. The United States government has set up multiple tax breaks favoring real estate investors. Owning real estate with the goal of making a profit allows you to deduct interest payments, repairs, and vacancies among other expenses when preparing your tax return. Not a bad deal, right? Just make sure you aren’t buying real estate only for the tax benefits.

Investing in real estate can be a way to make money regardless of economic conditions. However, before you buy a property make sure you know your time horizon. Will you sell it for a quick profit or will you hold it for a bigger return? Contact a Texas real estate agent to discuss the real estate market in your area.

First, buyers should regularly check the local newspaper as foreclosure notices and real estate listings are posted in the paper. This is an old school way of doing things, but it still works! Lastly, you can gather much of the information by yourself at your local county’s court recorder office. However, keep in mind that it is very time consuming, so accessing the county court recorder’s information can become nearly impossible for those with “regular” jobs. Many real estate investors prefer to subscribe to a research firm that will compile the information for you and on a regular basis. Before joining a subscription service, please make sure to do your homework and check the company’s references. Otherwise, you may be wasting valuable time.

Although you can do much of the leg-work on your own, I recommend contacting your local Texas real estate agent and picking their brain.
